Roof restoration: coatings, costs and which roofs qualify

Roof restoration is the middle path between repair and replacement. A contractor cleans the roof, fixes damaged areas, seams and flashing, then seals the surface, usually with a liquid-applied coating, to extend the life of a roof whose structure is still sound. It typically costs a third to a half of a full roof replacement.

In the US, restoration mostly applies to flat and low-slope roofs, metal roofs and tile roofs. It is rarely the right answer for an asphalt shingle roof: the Asphalt Roofing Manufacturers Association strongly advises against coatings or rejuvenators on installed shingles. Which roofs can be restored?

Restoration works when the roof structure and most of the surface are still sound. By roof type:

• Flat and low-slope roofs (built-up, modified bitumen, single-ply such as TPO, EPDM and PVC, and spray foam): the main market for restoration coatings. A coating can renew the surface as long as the insulation underneath is dry.
• Metal roofs: cleaning, rust treatment, resealing seams and fasteners, then a coating rated for metal.
• Tile roofs (clay or concrete): replacing broken tiles, resetting loose ones, and repairing underlayment and flashing where needed.
• Asphalt shingle roofs: usually not a restoration candidate. The Asphalt Roofing Manufacturers Association advises against field-applied coatings and rejuvenators, many shingle makers recommend against them, and coating makers’ data sheets often say not to apply their products over shingles. Fix worn areas with a roof repair or plan a replacement instead.

The International Residential Code allows a new coating over an existing roof without a tear-off, but not where the existing roof is water-soaked or has deteriorated too far to serve as a base. That is why a good restoration quote starts with an inspection.

What does roof restoration include?

A typical restoration includes:

• An inspection, often with moisture checks on flat roofs
• Cleaning: pressure or soft washing to remove dirt, moss, algae and loose material
• Repairs to damaged areas, seams, flashing and penetrations
• Re-bedding or resetting loose tiles on tile roofs
• A primer where the coating maker requires it, then one or more coats of a protective or reflective coating

Done right on a sound roof, restoration can add 10 to 15 years, and many coating systems can be cleaned and recoated again at the end of that window.

Roof coating types

Most restoration coatings are elastomeric: they stay flexible as the roof expands and contracts. The International Residential Code requires each type to meet its own ASTM standard and to be installed to the manufacturer’s instructions. The main types:

• Acrylic (ASTM D6083): water-based, usually white and reflective, and the lowest-cost option at about $0.65 to $3 per square foot installed. Best on roofs that drain well; one manufacturer’s data sheet rates its acrylic for ponding water up to 48 hours only.
• Silicone (ASTM D6694): moisture-curing, highly UV resistant, and made to tolerate ponding water, at about $1.50 to $4.50 per square foot installed. It picks up dirt and is slippery when wet, and acrylics are generally not rated to go over it, so later recoats usually need silicone too.
• Polyurethane (ASTM D6947 for moisture-cured types): the toughest of the three, with good impact and foot-traffic resistance, at about $1.50 to $5 per square foot installed. It is usually applied with a primer and two coats.
• Asphalt and aluminum coatings (ASTM D2823, D2824 and related standards): traditional coatings for built-up and modified bitumen roofs, at about $1 to $2.50 per square foot installed. Aluminum-pigmented versions add reflectivity.

Is a roof coating worth it?

A coating is worth it when it buys years of service on a roof that would otherwise need replacing soon, for a fraction of the cost. It usually makes sense when:

• The roof is flat, low-slope or metal, with a sound deck and dry insulation
• The problems are on the surface: a weathered membrane, chalky paint, small leaks at seams or fasteners
• You want a white reflective surface to cut heat gain in a hot, sunny climate
• You want to put off a replacement for several years without a tear-off

It is not worth it when the insulation is wet, the deck is soft, leaks are widespread, or the roof is asphalt shingle. Coating over those problems only delays a replacement you will still pay for. Ask the contractor to name the product, confirm it is rated for your roof type, and state the number of coats, the target thickness and the warranty in writing.
